1. Commission Structure
- A standard 3% (three percent) commission will be charged to the property seller on successful sale closure.
- Generally, no commission is charged from the buyer. However, in certain situations where buyer-side service is extended (e.g., sourcing rare properties, negotiations, legal assistance), a commission may be collected from the buyer, subject to prior discussion and approval by the agency.
- The total commission collected, whether from seller or buyer, will be shared equally – 50% to the agency and 50% to the agent who handled the transaction.
2. Agent Responsibilities
- Agents must provide accurate property details and maintain transparency in all communications with clients.
- Agents are responsible for assisting with property visits, negotiations, documentation coordination, and post-sale support where needed.
- No false claims, misleading advertisements, or verbal commitments outside agency policy are permitted.
3. Lead Registration and Ownership
- All leads (buyers or sellers) must be registered through the agency’s official lead submission form or CRM.
- The agent who first registers a lead will be considered the lead owner.
- Lead disputes will be resolved based on timestamp records and internal verification by the agency.
4. Commission Payment Terms
- Commission will be paid to the agent only after full commission amount is received by the agency.
- Standard processing time for commission payout is within 7 business days from the date of receipt.
- Agents must ensure all required documentation and client confirmations are submitted before payout.
5. Buyer-side Commission Cases
- In cases where additional buyer-side effort or premium services are provided (e.g., high-value investment deals, off-market properties, urgent purchase needs), the agency may decide to charge a commission from the buyer.
- Such decisions must be pre-approved by the agency management.
- Agents must not collect any payment directly from buyers. All payments must go through official agency channels.
6. Brand Representation and Marketing
- Agents must operate under the name Divine Lands Real Estate and maintain the professional image of the agency.
- All marketing materials, advertisements, and listings must align with agency branding.
- Unauthorized use of agency branding or logo is strictly prohibited.
7. Ethical Conduct and Termination
- Agents must not divert leads, clients, or commissions outside the agency.
- Any form of dishonesty, side deals, or unethical conduct will result in immediate termination and legal action if necessary.
- The agency reserves the right to terminate agent access without prior notice in case of violation.
8. Dispute Resolution
- In case of disagreements related to commission, client handling, or leads, the final authority lies with the management of Divine Lands Real Estate.
- All agents agree to accept and abide by the decision of the agency.
9. Confidentiality
- All client details, property information, and internal processes must be kept strictly confidential and used only for official purposes.
10. Amendments
- Divine Lands Real Estate reserves the right to modify these terms at any time. All updates will be notified through email or posted on the official agent dashboard.
